When looking to sell an existing home now or in the future, every homeowner wants to get the maximum sale price. Real estate agents advise that there are simple improvements which most homeowners can make to substantially increase the value of their property.
Improve Curb Appeal
The first thing that potential buyers see when visiting homes is the front yard. So it’s important to make the yard look as attractive as possible. Mowing, planting flowers and trees, and/or painting the porch are simple, inexpensive improvements that can enhance curb appeal and add value to a property.
“A nice-looking front yard is an easy and inexpensive way to maximize your property’s value,” said Bangor Realtor Holly Taylor. “Nothing says foreclosure like 10 inches of unmowed grass. Mow your lawn, add some nice flowers, paint your porch and stairs, add some shutters.”
Other real estate agents advise that something as simple as replacing an old mailbox with a new, more attractive mailbox or replacing old house numbers with new ones can give buyers a better first impression. If there are no flowers planted around the mailbox, those could be added too.
Replacing the front door and garage door may also make a good impression on potential buyers.
Paint Interior Walls and Trim
According to Taylor, painting interior walls and trim can also add value to a home. She said painting is generally inexpensive though it can be labor intensive — but it can also bring a big return on a homeowner’s investment.
“When I say that, I mean neutral colors,” Taylor said. “Eggshell or very light gray is best. Personal colors are a great way to make a room your own, but on resale should be neutralized for the biggest bang for your buck.”
Deep Clean and De-Clutter
Augusta real estate broker Anna Boucher said that deep cleaning is another simple, inexpensive way to improve the appearance of any property. Whether done by homeowners or a cleaning crew, a neat, uncluttered home is sure to make a better impression on would-be homebuyers.
“Don’t forget to wash the windows to let in the natural light,” Boucher said. “A lot of people forget the windows.”
Update the Bathrooms and Kitchen
Many homebuyers are looking for updated kitchens and bathrooms. Bangor broker Elisha Hardy advises homeowners to update kitchen appliances with modern, energy-efficient appliances. She also recommends refacing, painting, or replacing cabinets and adding new hardware to give the kitchen a fresh look. She said that homeowners might want to consider “upgrading countertops to granite, quartz, or other durable materials” and installing under-cabinet lighting or modern fixtures to brighten the space.
In regard to bathroom remodels, Hardy suggests installing modern faucets and showerheads. She also advises homeowners to add a double sink, especially in the primary bedroom. “Replacing old tiles on the floor or in the shower can modernize the bathroom,” she added.
Make Energy-Efficient Improvements
Energy-efficient improvements are also known to add a lot of value to a home. Hardy said “energy-efficient windows can lower energy costs and improve comfort.” She also suggests adding insulation to the attic, walls, and crawl spaces. She said installing smart thermostats, lighting, and security systems may attract tech-savvy buyers.
Design An Outside Seating Area
Find a space in the yard for an outside seating area. Add a few colorful lawn chairs with a table for drinks to make potential buyers and guests feel welcome in the home. A porch swing can provide additional seating. Planters filled with colorful flowers can also contribute to a welcoming and cheerful feeling.
